By using The price of our lovely homesCafe.com (The price of our lovely homesCafe ILS) or any property websites powered by The price of our lovely homesCafe (The price of our lovely homesCafe Portal) (collectively, “The price of our lovely homesCafe”), you accept and agree to be bound by the latest version of the The price of our lovely homesCafe Terms of Service (posted at https://resources.yardi.com/legal/rentcafe-terms-of-service/), which are between you and The price of our lovely homesCafe (not the property) and will be updated from time to time. The property may have its own terms and conditions that apply between the property and you.
Application Fee: Our non-refundable application fee is $40 for each applicant’s which allows for School Bell Apartments to complete credit, criminal background, employment verification, and if applicable previous rental history. Criminal Check: Any person(s), who is 18 years old and above, and will reside in the apartment, will be charged a separate $15 non-refundable fee.
Hold Payment: Within 48 hours of your application approval, you will provide us with a $350 hold payment that will be credited towards your 1st month’s rent. This $350 hold payment is non-refundable should you choose to cancel your application.
Security Deposit: Our refundable security deposit is equal to 1 month;s rent. This will be discounted to 1/2 month’s rent pending credit approval.
Pet Deposit: Cat: Maximum of (2) cats per apartment. Deposit: $300 per cat, refundable. Dog: Maximum of (1) dog per apartment. Deposit: $800, refundable. 30 lbs. at full growth weight restriction. A $99 deodorization fee will be deducted from security deposit.
Utilities: You will be responsible for putting the gas & electric utilities into your name. Cable and internet are available through Verizon Fios and Comcast, at your expense.
The price of our lovely homesers Insurance: All residents are REQUIRED to have a minimum of $300,000 liability and $20,000 contents coverage. Proof of insurance MUST be provided prior to receiving keys.
Minimum Income Requirements:
One Bedroom Junior
One applicant must have a gross yearly income of $38,000
Two applicants must have a combined yearly income of $48,000
One Bedroom
One applicant must have a gross yearly income of $40,000
Two applicants must have a combined yearly income of $50,000
Two Bedroom One Bath
One applicant must have a gross yearly income of $45,000
Two applicants must have a combined yearly income of $55,000
Two Bedroom Two Bath
One applicant must have a gross yearly income of $48,000
Two applicants must have a combined yearly income of $58,000
Three Bedrooms
One applicant must have a gross yearly income of $55,000
Two applicants must have a combined yearly income of $65,000
Application Agreement: APPLICANT(S) certifies and represents that all information on this application is correct; that he/she is not breaking his/her lease, that he/she has paid his/her rent/mortgage payments in a timely fashion; that he/she has received no notices of Lease Termination or Eviction; that he/she has not filed for bankruptcy within the past five (5) years AND/OR bankruptcy has been paid in full and discharged for no less than (6) months prior to the date of applying, and is presently financially solvent; and that no adverse credit information is on record. APPLICANT(S) hereby understands that the discovery of any negative rental/mortgage, credit, criminal or financial information or providing any false information is reason for denial. A non-refundable application fee will be retained for credit check purposes.
APPLICANT(S) authorizes LESSOR and/or NATIONAL TENANT NETWORK (NTN), to verify the accuracy of all statements in this application, and also authorizes all employers, present & previous landlords, and creditors to release all information concerning applicant or applicant’s account(s) for the purpose of verifying this application and determining applicant’s ability to afford the contractual obligations of the lease. Applicant releases all persons delivering this information from any inadvertent error.
I, APPLICANT(S), authorize School Bell Management or its representatives to contact either orally or in writing any third parties to obtain information which this company or its representative deems necessary and appropriate in verifying my application. I specifically authorize this company or its designate agent to obtain from any state or local law enforcement agency to include US Military authorities concerning my conduct, including records of any Criminal History Record information and/or Motor Vehicle Records. Further I understand I must present my driver’s license/government issued ID for School Bell Management to make a copy of.
